1. Introduction

These Terms and Conditions govern the use of the SS Trade Builders website (sstrade.co.uk) and the provision of our building and renovation services. By using our website or engaging our services, you agree to be bound by these terms. SS Trade UK Ltd is a company registered in England and Wales.

2. Services

SS Trade UK Ltd provides building, renovation, and construction services across London and surrounding areas, including loft conversions, home extensions, kitchen renovations, bathroom remodelling, outdoor living spaces, new flooring, and new builds. All services are subject to a written quotation and agreement before work commences. The scope of work will be clearly defined in our project agreement.

3. Quotations

  • All quotations are valid for 30 days from the date of issue unless otherwise stated.
  • Quotations are based on the scope of work agreed during the site survey and are provided as a fixed price.
  • Any additional work requested beyond the original scope will be quoted separately and agreed in writing before being undertaken.
  • Sample quotations generated through our online portal are indicative estimates only and do not constitute a binding offer.

4. Payment Terms

  • A deposit may be required before work commences, as outlined in the project agreement. Deposit amounts are typically 10-20% of the total project value.
  • Stage payments may apply for larger projects, with amounts and milestones clearly agreed in the contract.
  • Final payment is due upon satisfactory completion and handover of the project.
  • We accept bank transfer, cheque, and major credit/debit cards.
  • Late payments may incur interest in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.

5. Warranty & Guarantee

We provide a comprehensive 10-year workmanship guarantee on all building work completed by SS Trade Builders. This guarantee covers defects arising from the quality of our workmanship. It does not cover:

  • Normal wear and tear of materials and finishes
  • Damage caused by third parties, the homeowner, or subsequent alterations
  • Materials supplied directly by the client
  • Issues arising from pre-existing structural defects not identified during the initial survey
  • Damage resulting from misuse, neglect, or failure to maintain the property appropriately

All materials supplied by SS Trade Builders carry their respective manufacturer warranties in addition to our workmanship guarantee.

6. Cancellation

Clients may cancel a project before work commences, subject to reimbursement of any costs already incurred by SS Trade Builders, including materials ordered, planning application fees, and professional fees. Cancellation after work has commenced will be subject to payment for all work completed to date and materials already purchased or ordered. A minimum of 14 days' written notice is required for cancellation.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts of England and Wales. If you need more time to decide, please let us know and we will do our best to accommodate your request.

For larger projects, we typically structure payments in stages linked to project milestones. A common schedule includes a 10-20% deposit upon signing the agreement, followed by stage payments at key milestones such as foundations, first fix, second fix, and final completion. The exact schedule is agreed in writing before work begins and tailored to the specific project.

Our 10-year workmanship guarantee covers any defects arising from the quality of our work, including structural issues, water ingress caused by faulty installation, and defective finishes. It does not cover normal wear and tear, damage caused by third parties, or issues with client-supplied materials. If an issue arises within the warranty period, simply contact us and we will arrange an inspection and rectify the problem at no additional cost.

We always aim to resolve any concerns or disputes directly with our clients through open communication. If a resolution cannot be reached informally, we recommend mediation through an independent third party before pursuing legal action.
